Hello At Save Mona Vale I have serious concerns about the consultation process being used to make the new plan for Mona Vale shopping and entertainment precinct and the fact that the Dick Persson is doing stuff that will involve lots of expenditure on new staff before we have the Pittwater part of Northeren beaches council with a proper democratically elected council. He is using the old "asleep-at-the wheel" councillors now as community group leaders and the entire process behind the new "place plan" is a sham "Delphi process" designed to get the predetermined outcome outlined in this draft plan (link in the attached zip along with links to just how these fraudulent consultative processes work) There is almost no good documentary information on exactly how this draft plan was arrived at and who was involved and what they got or set themselves up to get. There are no recordings or written meeting minutes or logs from any meeting soliciting opinions on the Mona Vale plans (even the very initial so called consultation meetings and pop-ups) this in itself should be considered to be a really an alarming situation, the community will never have the opportunity to match what we were told with what is happening or has happened. Anything like this should be postponed until we at least have a democratically elected local council and proper statement of likely costs, as things are now we are quite likely to be set up for massive expenditures to turn Mona Vale into another mess like Dee Why. I think what is happening here may be the Baird state government trying to inflict UN Agenda 21 on all the merged councils through a completely undemocratic process using the unelected administrators to make unilateral decisions to bring this about before we have elected democratic processes. This plan just reeks of an attempt at creating stack-and-pack residential communities in our shopping and industrial areas using absolutely insane concepts of having low cost shop top and even more unworkable factory top housing destroying our local employment opportunities. This is a beach side suburb, rental property abstracts holiday renters and anything up to four cars per dwelling and even tiny studio apartments attract two cars. Since the greater part of the local resident population have jobs outside the area it is completely unrealistic to imagine that low cost housing without car parking will not cause large parking demands in adjacent streets and the traffic chaos that goes with that. I think we need to have a meting of property owners to bring this some pressure to bear to stop this process which could greatly exceed the legal authority of a a council caretaking administrator. I think we may need to form a group to fund an advertising campaign, many people that use but do not live really close to Mona Vale just do not realise just how these changes will impact and disrupt their lives. They have told us it will be two years before we get to have the councils combined and proper democratic process in place nothing of this nature should take place before then because right now we cannot have the three councils to be combined competing to see who can rack up the biggest debt for the new combined council to pay off so they get the wish lists of their power hungry bureaucrats fulfilled without the inconvenience of democratically run council moderating the massive expenditures and rate increases that must result . The outcome of the traffic plan will be to prevent the use of cars and parking which will devalue all land values around here and make it impossible for residents from Narrabeen to Palm Beach to have reliable convenient access to the shops and businesses that they now use and must get to by car. There are many retired people here who just do not have the physical stamina for cycling and walking to do their shopping and get their groceries etc back home to their retirement villages and units.
