Mona Vale Place Plan Misleads
Residents With Possible 9 Storey

The Northern Beaches Council will once again release the Mona Vale Place Plan. It is understood not much will change from the time the Administrator pulled it from Public Exhibition last year in 2016.
The Mona Vale Place Plan the Council proposes building heights in Mona Vale to increase from 13 metres to 23 meters.
The council states this will be an increase from the current 4 storey to be 6 storey.
Really, let’s look at some figures.
Current 13 metres height divided by 4 storey = 3.25 metres per storey.
Proposed 23 metres divided by 3.25 metres per storey = 7.1 storey.
So minimally Mona Vale can have 7 storey buildings NOT 6 STOREY as quoted in the Mona Vale Place Plan.
However the floor to ceiling heights in the above are generous and when the normal 2.4 metre height is used for habitable areas and 2.1metre for bathrooms the following is evident.
Ground level to plaster ceiling of ground floor 2.4 metres + 100mm for suspended ceiling of electrical cabling and the like. Then 200mm for the concrete slab.
Next level floor to ceiling 2.4 metres + 100mm for suspended ceiling of electrical cabling and the like. Then 200mm for the concrete slab and so on.
This results in each storey requiring 2.7 metres height.
Council’s proposed 23 metre building height divided by 2.7 metres = 8.52 storeys..
So Mona Vale could easily have 8 storey buildings and at a squeeze and a slight variation and over riding of the building height control end up with 9 storey.
